Selling Tips: Key In On The Senses


You only get one chance to make a first impression.  Enhance the sensation by appealing to all five senses.

Sight: Fresh cut flowers, sparkling bathroom fixtures, a new coat of paint, attractive plants and foliage all contribute to the buyer's visual experience.  By day, let the sun shine in through sparkling clean windows; by night, all lights burning brightly.

Sounds: Barking dogs and heavy metal from Junior's room are taboo.  Try Vivaldi or Vollenweider softly on the stereo, cricket chirps and bird song in the yard if you can manage it.

Smell: Musty pet and cooking odors can be a big turn off.  But the scent of pine cleaners, good furniture polish or even a loaf of bread baking in the oven can appeal to this important sense.

Touch: Cool in summer, cozy in winter.  Also, be sure to point out the feel of your stone fireplace, natural wood floors, plush carpeting and other textural elements that make your home uniquely attractive.

Taste: For qualified, serious buyers, provide coffee, juice or lemonade.  Perhaps even a tray of goodies or a fruit bowl.  Pay attention to each sense and create a lasting impression of quality and good taste.
